Rental Rules
1. Land Impact (LI) Limits
All rentals must remain within their assigned LI. Items exceeding the limit may be returned without notice.
2. Stay Within Your Space
All objects must remain within your parcel or unit. Limited outdoor decor is acceptable (Ex. Flower boxes). Skyboxes, platforms, or items outside your boundaries are not permitted.
3. Theme & Aesthetic
Creswell is a modern city environment. Visible decor must match the overall theme and be of reasonable quality. Items that break immersion or cause performance issues may be returned.
4. Noise & Scripts
Excessive sounds, scripts, or lag-causing items are not allowed. Keep media and scripted objects reasonable and respectful of others.
5. Rent & Activity
Rent must be paid on time. Inactive or abandoned rentals may be reclaimed. Tenants are expected to remain active within the community.
6. No Refunds
All rental payments are final and non-refundable.
7. Respect Shared Space
No security orbs, ban lines, or disruptive systems. Be mindful of neighbors and public areas.
8. One Property Limit
Limit of one residential and/or one commercial rental per player. (You may have 1 business and 1 residential simultaneously)
9. Vehicles
If you want to rezz a vehicle it will count against your rental prim allowance. There are vehicle permits available in the DMV if you don’t wish to own property but want to keep a vehicle rezzed on sim. These are on a limited first come first serve basis.
- You may rezz a vehicle for the duration of a scene as temporary use.
- For example you drive to the coffee shop -> park -> get your goodies and then drive to another location on sim.
- Before logging out however you must pick up the vehicle.
- Any vehicles left on sim and are not part of a rental or permit will be returned.
10. Management Discretion
Creswell staff reserve the right to return items, enforce rules, or reclaim rentals to maintain sim quality.

Commercial Rental Rules
- All commercial rentals require an approved business proposal before use.
- You must have a registered character before applying to run a business.
- Businesses are expected to remain active and engaged. Locations that show little to no activity (staff presence, events, or community interaction) may be subject to review and possible removal at staff discretion.
Established Businesses (Pre-Decorated)
- These locations cannot be renamed, redesigned, or heavily altered.
- Approved renters act as the owner or manager of the business for roleplay purposes.
- Managers are expected to keep the business active and available for roleplay, either personally or through employees.
- Businesses should remain open and accessible unless closed for in-character reasons (Example: weather events, incidents).
- Major changes, damage, or long-term closures must be approved by staff.
- Creating a business group, hosting events, and hiring employees is encouraged!
- Participation in citywide events and storylines is required.
Open Commercial Spaces (Custom Businesses)
- Businesses must fit the city’s theme and location.
- Commercial spaces cannot be used as residential properties.
- All businesses should be roleplay-driven, not for profit or passive use.
- Avoid duplication: proposals may be denied if the concept is already over represented. If there are already three bars on sim we probably don’t need a fourth.
- Participation in citywide events and storylines is required.

Shared Spaces
In an effort to make this sim accessible to everyone without the added barrier of cost, we have created spaces around the sim that are typically marked as rentals but that are free for anyone to use.

When you see this symbol on or around a door, that room has been marked as available for anyone to use.
That is to say, for the duration of your scene, that space is “yours”. You are welcome to say your character lives or works in that space, and everyone is expected to play along.
However, this only extends for the length of your scene, so if you return later and someone else is using the space, you may not role-play being upset that someone is “in your house/office”.
Vehicle Permits
To keep lag down and to manage prims, vehicle permits are limited to help maintain performance and fairness for all residents/visitors. Vehicle permits are for residents who do not wish to own property on sim, but want to keep a vehicle rezzed out full time.

Rules & Restrictions
- Ground vehicles only (cars, trucks, motorcycles, and similar street vehicles)
- Maximum 80 prims per vehicle
- Music, sirens, and excessive sound effects are not allowed with the exception for authorized emergency service vehicles
Failure to follow these guidelines may result in vehicle removal
